On the Market: Smith Street's Pita Grill

Looks like Smith's Street Pita Grill, a recent arrival, is going to the big falafel factory in the sky. It's on the market for $250K. We found the listing while looking for the one about Monteleone's on Court Street being on sale. Here's the sales pitch:
Established Turn Key Pita/grill restaurant.Approximately 2000SF, with possible outdoor seating. Fantastic Low-Rent Renewable Lease with 8 Years Left. Fully equipped with walk-in refrigerators, upstairs refrigerators, Grills, Broilers, Fryers, Computers, etc. included in sale. Open 7 days per week with a daily gross of $1,200. Fabulous restaurant row location, train station on corner, across from Carroll Park,plenty of foot traffic, fabulous investment!
Was it the slow service and chain-like feel that killed it?

Contrary to what is stated in the real estate ad, zoning on that particular block does not permit the extension of use into the back yard. Community Board 6 is aware of this.
The real estate agency has been contacted and told. Lets hope they edit their listing.

it has a chain-like feel because it IS a chain. there's a few others throughout the city. all with the same slow service (but not all with table service like this one- others are takeout style with seats).

The food was precooked. This midtown nightmare was horrible. Bad idea in the first place. Not the idea of a healthy place, but, trying a secretaries alternative on Smith Street and using precooked chicken breast and MAILING menus to houses 1/2 block away. Wasteful horrible. Bye Bye.

Not the issue: The President of this chain is being sued for quite a hefty sum. There are other Pita Grills up for sale as well.
